How to Verify Seller Booking Revenue on an STR for Sale
When buying an operating vacation rental, the most useful revenue question is whether the seller can connect the booking calendar to financial records. Review individual stays and monthly totals before paying a premium for an established listing.
Request compatible records
Obtain booking exports, payout reports, monthly statements, and the seller explanation of included charges. Keep the same date range across every source. Calendar-year totals are difficult to compare with a trailing twelve-month presentation unless both periods are shown explicitly.
Normalize the comparison
Separate room revenue, cleaning collections, taxes, refunds, and platform fees. Identify personal stays and maintenance closures. Do not annualize a peak month as if every month had the same demand. A strong summer can coexist with a weak annual result.
Investigate unexplained gaps
Trace major differences between reservations and payouts. A cancellation, payout hold, deposit, or timing difference may have an ordinary explanation, but it needs evidence. Repeated unexplained adjustments are a reason to reduce confidence in the income claim and obtain accounting review.
Price the transferable business
Confirm what actually transfers: furnishings, future reservations, manager arrangements, permits, and operating records. Platform accounts and reviews may not move with the real estate. Underwrite the buyer operating plan rather than assuming every seller advantage survives closing.

Can I value an STR using seller gross revenue alone?
Gross revenue is one input. The decision also requires normalized expenses, financing, property condition, legal use, and the costs of transition.
