Can I see a platform-generated export of trailing twelve-month revenue and occupancy, not a summary document? What was the average daily rate by month, not just the annual average? What were actual operating expenses, including cleaning, supplies, and platform fees, in the same period?

A seller or listing agent who can't produce this data, or produces only a projection, is asking you to underwrite blind.

Questions about the property and the rules

Is the short-term rental permit or license transferable to a new owner, and what's the process and timeline? Are there any pending local ordinance changes that could affect operations? What's the age and condition of major systems -- roof, HVAC, water heater -- that will affect both insurance and near-term capital expense?
