'Projected income' and 'actual income' are different claims. A listing that shows a single annual revenue figure with no platform export, no monthly breakdown, and no occupancy data is showing you a number, not evidence.

Ask for a platform-generated earnings summary covering at least twelve trailing months, or treat the figure as marketing copy.

Regulatory uncertainty priced in as if it doesn't exist

Some markets have pending ordinances that would cap new short-term rental permits or restrict non-owner-occupied units. A listing priced as if today's rules are permanent is pricing in a risk the seller may not be disclosing.

A quick check of the city or county's current short-term rental ordinance, and any pending changes, belongs in diligence before it belongs in a closing statement.
